HOW STARTED HOUSING PROJECTS?
After partition of U.P. & Uttarakhand, Dehradun was born as the capital of Uttarakhand. Growth started, development started and now after a decade it has become the best place to leave in North Region of India. Dehradun district administers 3,088 square kilometers of areas. There was change of 32.33 percent in the population compared to population as per 2001. In the previous census of India 2001, Dehradun District recorded increase of 25.00 percent to its population compared to 1991.More people means more homes, Dehradun is famous for Independent Villas (कोठी), most of the homes are in form of Independent Houses. But now when the population, services, companies growing builders started to build High-Rise Apartments. It all started near 2005 to build 5-7 floors. Dehradun area is seismic zone 4 area so the housing approval authority MDDA (Mussoorie Dehradun Development Authority) allows to develop maximum 7 floors above the ground. Upto 20 planned housing projects successfully delivered in last few years about 25 housing projects is in construction mode. Most of the projects are high-rise projects.
CIRCLE RATE OF DERHADUN
With growth rate about 20% per year (in posh areas), it is a great time to invest in Dehradun. Before 2012 circle rate was only 2000Rs./Sq.Ft. (Apartments) but now it is more than 3500Rs./Sq.Ft.. And on Rajpur Road it is more than 4000Rs./Sq.Ft..Construction is on full swing on Rajpur Road, Mussoorie Road, Sahastradhara Road, Haridwar Road.
